Maintaining Screens & Outdoor Living Products


Maintenance of the Phantom Screens require less maintenance than traditional screens since they retract in their housing units, out of the elements, when not in use. The SunPro Awnings and QMI Shutters are all easy to maintenance as well.

- Tips to Maintaining Your Phantom Screens

  • Keep your screen retracted in it's housing, especially during inclement weather such as snow, rain, high winds, etc.
  • Keep the tracks free of dirt and debris. Be sure to also lubricate with Phantom's greaseless silicone spray as needed (usually twice a year)
  • If the mesh is wet, let it dry out before retracting the screen into it's housing
  • Mesh fabric, housing tracks, and slide bar can be cleaned with water and a soft brush, A mild detergent like dish soap can be used, but do not use chemicals or a power washer.
  • Insect screens are intended to provide reasonable insect control and are not intended to provide the retention and/or security of objects, animals, or persons inside or outside of your dwelling.
  • It is normal for the mesh to "sail" in certain windy conditions. This may cause the mesh to pull out of the track, however when the wind subsides the mesh will return against the track. If the mesh comes out and does not go back in on it's own, you're able to guide it back into the track with your fingertips - view our video below for guidance.
  • When rolling the screen into the housing, ensure the mesh rolls evenly. Retracting the products with creases in the screen can cause wrinkles.

- Extra Tips for Executive Motorized Screens

  • Executive motorized screens should always be watched during operation. If there is any object left under an Executive, this can prevent the screen from lowering.
    • If this happens, lift the slide bar up manually, remove the obstacle, and lower the slidebar back down. You may need to roll the screen back up into the housing until the slide bar is level. Then stop the unit before lowering it back down.
  • Remotes are all battery operated. If the lights stop working on the remote, the battery needs to be replaced.
  • Executives should not be operated in winds in excess of 25 mph. The screens should never be used solely to block wind.
  • During the winter months when it's cold weather with snow and ice, be sure to retract your screen fully into the housing to prevent any damage.
  • Power interruptions may affect your screen's operation. Check the circuit breaker and ground faults for resetting to ensure that power is still running to the Executives.
  • A safety feature releases the slide bar if the mesh is lightly bumped. Continual abuse will affect operation.

- Extra Tips for Executive Motorized Vinyl

  • Retract the vinyl into it's housing unit only when it is completely dry. This prevents the risk of clouding the clear vinyl.
  • It is recommended to roll your vinyl up every night to prevent dew and excess moisture pooling on the vinyl.
  • Creases or ripples in the weld or perimeter vinyl can happen. These will soften and disappear when the vinyl is left out in the warmth of the sun.
  • Cold temperatures will cause the vinyl to be extra stiff and move less easily. Due to this, we never advise use the vinyl when temperatures are below freezing.
  • Never use a pressure washer on the vinyl fabric. Hose it down to remove salt, grit, and grime is fine. It can be washed with a gentle soap and a soft cloth.
  • Grit and particles will scratch the vinyl and cloud it. Never use Rain-X, Pledge, or Plexus on your vinyl as these can cause hazing and discoloration. Upon installation, we will leave you with a 3 piece kit from IMAR that we recommend cleaning and polishing your vinyl with to restore the sheen.

- Tips for SunPro Awnings

  • The best way to keep the SunPro awning's fabrics looking great is to hose farics off on a monthly basis. This helps prevent dirt from becoming deeply embedded in the fabric and eliminates the need to more frequent deep cleaning.
  • Awnings can still be cleaned while on the frame.
  • Be sure to air dry the awning before retracting it back into the housing
  • Protect the area around the submrella fabric if using a bleach solution as they may discolor non-Sunbrella fabrics.
  • SunPro's Sunbrella fabrics are treated with a proprietary water and stain repellent finish designed to last for years, but may require to be reapplied after a vigorous cleaning. We recommend Fabirc Guard.

- Tips for QMI Hurricane Shutters

  • Operate your QMI shutters as often as possible to ensure optimal performance. We recommend once per week, but minimually once per month is acceptable.
  • If shutters have been in the down position for prolonged periods, hosing off the shutters before operating the shutter and retracting it back into it's housing. Sand and debris can accumulate in the slat hinges and prohibit smooth operation.
  • Twice a year cleaning is recommended. Starting at the top of the curtain, use a spray attachment on a hose and thoroughly spray along each slat segmant to remove and debris. Also spray the vertical side track opening starting at the track and working down.
  • You can wash the curtain and rails with a cleaner/degreaser such as Simple Green with a soft bristle brush.
  • Ensure the shutter travel is clear of obstacles. Always visibly observe the shutters when in operation. There are no reverse esnsors, if there is an obstacle in the way, it may damage the shutter or the obstacle. This can also throw off the limits.
  • During freezing conditions, ensure the curtain and side tracks are clear of ice or snow build up before raising the shutters into the housing unit.
  • In winter conditions, do not roll up a wet shutter when temperatures may drop below freezing. This could cause the water to freeze on the coiled curtain.
