Project Timeline


One of many aspects that we take pride in, that our past track record confirms, is that we don't add work to a builder's already busy schedule. We pride ourselves in providing the best product with top notch service, delivered on time, and installed correctly. We know that we only look good when the builder looks good! Utilizing our expertise means getting us involved early and often to allow your job to run smootly. The following is a project timeline for our outdoor living space services.

Garden State Retractables will provide consultations and job site meetings (as necessary) throughout the building process for the builder.

Step 1: Product Agreement and Consultation

This stage falls at the very beginning of the home building process. An outdoor living space expert will consult with the builder to review what products they want and their locations. The entire process will be explained and samples will be provide. We will also discuss best practices, and answer any questions the builder may have.

Step 2: Framing Stage

This will entail a job site visit to meet with the builder (if necessary), job superintendent, framer(s), and/or other subcontractors. This meeting will discuss the framing needs for our outdoor living products. We will begin discussion now for electrical requirements and placement, as well as finishing (I.e. stucco, trim, etc.) and how they work with our products.

Step 3: Recessed Track Housing Installation

This step takes place after structural columns (6x6 or other structural material, not finished structural posts) have been installed. This is a quick process that takes several hours on site. The purpose of the recessed track housing is to allow for the exterior trim material to be installed in a manner to help conceal the tracks. This is generally performed during the framing stage before the exterior trim has been done.

Step 4: Final Measurements and Product Ordering

As soon as the finished floor is installed, Garden State Retractables will obtain their final measurements for product ordering. This allows us to take into account the pitch or slope of the floor to ensure a tight seal. Often this is done during step 3. Screens are cut to follow a taper on a pitch or slope and therefore is important for both aesthetic and functionality.

Step 5: Installation

The installation of Garden State Retractables outdoor living products varies by the quantity, but is often a one day process. This process includes mounting of all finished product material. Final access panels may be installed after this step.

Step 6: Final Adjustments & Touch Ups

This step is not necessary for all installations, but if required is generally done weeks after installation (seasonally dependent). This step is included at no additional charge. Fabrics relax and occasionally need final adjustment to be kept taught for the end user. The few weeks time allows for this. As stated earlier, this process isn’t required on all installations and will be determined by Garden State Retractables if required.
